Marketing copy likes the word transformation. On a commercial floor, strip service means the old film comes off. If that film is yellow, patched, black in the VCT grout lines, or peeling, stripping is maintenance, not magic.
If the finish still has life, ask for a scrub and recoat instead. Full strip is the heavier floor waxing and hard-floor care visit. It needs real downtime, rinse water control, and enough new coats to protect the tile.
When stripping is justified
Mopping no longer changes the colour. Traffic lanes are a different shade than edges. Finish is flaking at the door. Those are strip indicators.
A floor that only looks dull may need burnishing or a recoat. Stripping a healthy film wastes labour and puts the tile through an acid test it did not need.
After construction, sometimes the “wax” on the floor is residue, not a maintained program. That is a different conversation—often ${POST} first, then a true finish system.
What the strip visit actually looks like
Furniture is moved or protected. Stripper dwells, a machine agitates, slurry is taken up, and the floor is rinsed until residue is gone. Skip the rinse and the new wax crawls or powders.
Neutralize if the system requires it. Then apply coats with dry time between them. One thick coat is not faster. It is a soft film that scuffs on day two.
Eastern Ontario humidity and winter heat-on buildings change dry times. A Kingston office in January is not a patio in July. Write cure time into the plan before you promise an 8 a.m. open.
Disruption is the real cost
Odour, wet floor, and rooms that cannot be used overnight are the reasons managers delay. Delaying past failure is more expensive: more labour, more coats, more chance of damaged tile.
Split the building. Do a wing on Friday night. Do the next wing the following week. A “luxurious” one-night whole-floor strip in an occupied clinic is usually a fantasy.
Tell staff where they can walk. Surprise wet corridors create footprints in the new film—the opposite of a transformation.
After the strip
Walk-off mats go back the same night the floor can take them. Dust mop starts immediately. Neutral cleaner only until the film has hardened as specified.
Book the next scrub-and-recoat before the floor returns to the state that forced the strip.
