How to Tackle Post-Construction Cleanup Challenges

The challenges are predictable. The failures happen when people pretend a regular cleaner can absorb them on Friday night. This article is the problem list and the order to attack it.

Challenge 1: dust that outlives the broom

Drywall dust is a film. It needs the right tools and a sequence from top to bottom, often more than once.

HVAC returns will re-soil a “finished” room if they are loaded. Say who is responsible for that conversation with the mechanical trade.

Tracks, millwork edges and switch plates are where owners lose patience. Put them on the final list by name.

Challenge 2: residues and the wrong chemistry

Paint, caulk, adhesive and grout haze each need a method. Stronger nightly cleaner is not a method.

Test in a corner. A heroic first pass that etches a new floor is a new punch item.

Keep food-premises or clinic constraints in mind if that is the end use.

Challenge 3: people still working in the space

Live trades will undo glass. Schedule final after the last dusty trade or accept a second final.

Access, elevator pads, and who has the keys at 6 p.m. are challenges. Write them down.

If the date cannot move, shrink the final to the rooms that must photograph, and schedule the rest. Be honest in the quote.

Challenge 4: weather and the day after

Cold, humidity and salt change drying and re-soiling. Plan mats for opening week.

The day after handover, recurring cleaning has to start or the challenge returns as “why is it dusty again.”
