Turnover is not construction dust
When a tenant leaves a Belleville office, the landlord needs the suite presentable for showings or for the next occupant. Cabinets should be wiped inside if they are part of the lease condition. Carpet may need extraction. Hard floors may need a scrub, and only sometimes a full strip and wax.
Walk the suite with the lease clause in hand. “Broom clean” and “professionally cleaned” are not the same sentence. If the lease names carpet cleaning, put it on the purchase order.
Photos before the visit protect both sides. Landlords in Kingston and Belleville argue about whether a stain is new. A timestamped photo from handover day is cheaper than a dispute.
Timing around movers and IT
Clean after furniture is out, not while movers are still dragging desks across the floor. A first pass the night before and a final pass after the truck leaves is common on larger floors.
IT leftover cables, toner dust and a fridge full of food are not the cleaner’s surprise to solve unless they are in the scope. Name them.
Keys and alarm codes for a vacant suite should be treated like after-hours work. The building may still be occupied even if this unit is empty.
Floors that decide whether the suite shows well
Traffic-lane carpet in a Dundas Street office will not look new after one extraction if the fibre is worn. Say that on the quote. Honest limitations belong in the scope.
VCT that has not been finished in years may need strip and wax, which is a specialty visit with cure time. You cannot have showings the same afternoon unless that is planned.
If the next tenant is a clinic or a retailer, the turnover clean still will not replace their operating program. It only resets the empty box.
How to request the visit
Send address, suite number, vacant date, photos, floor types, and whether construction occurred. Choose commercial or specialty on the quote chooser if you also need carpet or wax.
Landlords who turn over several units a year should keep one standard list so each superintendent is not inventing a new definition of clean.
