Between-Trades Cleaning During a Renovation (Not the Final Handover)

Two different purchase orders

During a fit-out in Belleville or Kingston, drywallers, painters and flooring crews keep putting dust back on surfaces you just wiped. Between-trades or progressive cleaning is scheduled while that is still happening. Final post-construction cleaning is the close-out after substantial completion, when the suite is supposed to be shown or occupied.

If you buy only a final clean and then let trades return for punch-list sanding, you paid for a presentation that lasted an afternoon. If you buy only progressive cleans and skip the final detail, the owner inherits tracks, stickers and haze.

What progressive cleaning is for

Sweeping and vacuuming with tools that actually capture fine dust, wiping horizontal surfaces in rooms that are “done enough,” protecting finished floors, and keeping corridors safe for the next trade. It is not polishing the reception desk to a magazine standard while a painter is still cutting in.

The general contractor should say which rooms are frozen and which are still live. A cleaner cannot guess which side of a zipper wall is finished.

Access is a construction site: PPE, hours, parking, who signs the crew in. That is not the same as after-hours office keys.

What belongs only in the final clean

Interior glass to a show standard, detailed millwork, final floor finish, vents, tracks, stickers, and the last pass after punch. That list is wasted if you run it on Tuesday and the electrician cuts a new hole on Wednesday.

Cabinets should be empty-and-wipe at the end, not while carpenters are still storing hardware in them.

If flooring is not installed, do not book the final floor process. Sequence is the whole skill.

How owners should write the work orders

Issue a weekly progressive PO with a room status list from the GC. Issue a separate final PO with an occupancy date. Mixing them into “keep it tidy until we open” produces arguments.

Photos after each progressive visit help when a trade says the cleaner never came. Construction sites are full of people who move soil.

Winter openings in Eastern Ontario still need mats at the construction entrance so the progressive clean is not fighting the parking lot all day.

How to request it

Say “progressive / between trades” or “final handover” in the first sentence of the quote. Attach a schedule. If both are needed, ask for two prices.
