Grout is a porous joint. Mopping pushes dirty water into it. The “secret” of professional grout cleaning is mechanical agitation plus chemistry that matches grease, mineral film or mildew soil—then removing the spent solution so it does not dry in the joint.

Tools that change the result
A grout brush or grout-line machine reaches below the glaze. A cotton mop does not. Auto-scrubbers with the wrong brush can glaze the tile and miss the joint.
Extractors pull dirty solution out of the joint. Without extraction, you have scrubbed soil into a new pattern. Wet-vacuums help on small washrooms when a full truckmount is more machine than the room needs.
Protect adjacent finishes: stainless kick plates, painted base, and food-contact surfaces. Grout tools should not leave a film on a prep table.
Chemistry is not one bottle
Kitchen grout is usually grease and protein. That soil wants an alkaline degreaser used as labelled, with dwell time, not a splash-and-hope.
Washroom grout may hold mineral film or soap residue. That is a different product family. Mixing leftover kitchen degreaser into a washroom bucket is how you etch or streak.

Sealing is optional, not magic
A sealer can slow the next stain on grout that will accept it. It is not a substitute for nightly degreasing on a fry line.
If the grout is crumbling, sealing a failed joint wastes money. Repair first, then clean, then consider sealer.
Tell the crew whether the room can stay closed until dry. Sealer walked onto at lunch becomes a track mark, not a finish.
How to brief the visit
Photograph the worst bay, the dish pit, and one “good” bay so the crew sees the range. Note hours, grease-trap access and whether dining rooms can close Monday.
